Material take-off and job costing for contractors

A free material take-off from your drawing, sketch or dimensions, with your project reference on the delivery note and invoice. Job costing per client made easy.

Short answer: Houthandel Jan Sok in Meppel makes a free material take-off (a full material list) for contractors, sole traders and landscapers, based on your drawing, sketch or dimensions. We put your project name or job number on the delivery note and the invoice. That way you see per client what was delivered, and your job costing adds up. You invoice your own client yourself.

What is a material take-off?

A material take-off is a list of all the material for one job. Each line shows the item, the size, the length and the quantity. Screws, bolts and fittings are on it too. With a good list you order right the first time. And you know in advance what the job costs in material.

What is job costing?

With job costing you check after the job what the work really cost. You put the real costs next to your quote or budget. For material you use the delivery note and the invoice from your supplier. That only works if every delivery belongs to the right project. That is why we put your reference on every delivery note and invoice.

How do I request a material take-off?

  1. Send your details. A drawing, a sketch or the dimensions of the job. Add a project name or job number. Send photos through the quote form. Email a PDF drawing to info@houthandeljansok.nl.
  2. We work it out. We list quantities, lengths, cutting and fixings.
  3. You get the list with prices. Usually within 1 to 2 working days. No obligation.
  4. Agreed? Then we schedule delivery. On a date that fits your build schedule. We deliver to site, or you collect in Meppel.
  5. Delivery note and invoice with your reference. So every delivery belongs to the right project.

How to keep job costing per client on track

  • One reference per project. Use the client name, the address or your job number.
  • Quote the reference on every order. Also on a top-up order or a single box of screws.
  • Extra work separately. Order extra work under its own reference. Then you can charge it separately too.
  • Compare list and invoice. You spot differences straight away.
  • Keep everything per project. Delivery note, invoice and take-off together.

Top-up orders have no minimum. Quote your reference and we pull up the sizes from the first delivery. So the second delivery matches the first.

What does Jan Sok not do?

We are a timber merchant, not a bookkeeper. We do not make software for your books or invoices. We also do not send an invoice to your client. You get the invoice in the name of your own company, with your reference on it. You make your invoice to the client in your own software. Our delivery note, invoice and take-off back it up.

Business account: pay on invoice and a fixed contact

With a business account you pay on invoice, within 30 days as standard. You also get a fixed contact person. An account is not required: we make a take-off without one too. See also timber for contractors, timber for landscapers, timber cut to size and delivery and transport.
